Terms of Service

1. The service
Landlord Finder by Dotty&Dash ("the Service") is an online search tool that helps UK estate and letting agents identify landlords in a given postcode area, by aggregating and indexing data from public registers including HM Land Registry, Companies House, and council HMO licensing registers.
2. Acceptable use
By using the Service, you agree:
- To use the Service only for lawful business outreach to landlords for property-related services
- Not to scrape, bulk-export, redistribute, or resell the underlying data
- Not to use the data for harassment, intimidation, or any unlawful purpose
- To comply with UK GDPR and PECR when contacting landlords identified through the Service (see Privacy Notice for guidance)
- To verify any data independently before relying on it for material decisions
3. Data accuracy
All data is sourced from public registers and is accurate to the best of our knowledge at the date of last update shown on each search result. We make no warranty as to ongoing accuracy. Public registers contain errors, change over time, and may be subject to redaction requests. You are responsible for independently verifying data before using it commercially.
4. Your compliance responsibility
You are solely responsible for ensuring your outreach to landlords complies with applicable law including:
- UK GDPR when processing personal data of individual landlords
- PECR when making cold calls or sending marketing emails (including TPS register checks before calling)
- The Property Ombudsman Code of Practice if you are a member
- Anti-spam laws applicable to your jurisdiction and the recipient's jurisdiction
Postal mail to verified correspondence addresses is generally the lowest-risk channel. Cold calling and cold emailing carry significant compliance obligations.
5. Payment and refunds
Paid plans are billed monthly via Stripe and can be cancelled at any time from the Stripe customer portal. Refunds are at our discretion within 14 days of initial purchase if the Service has not been materially used.
6. Limitation of liability
To the maximum extent permitted by law, our total liability to you for any claim arising from or relating to the Service is limited to the amount you paid us in the 12 months preceding the claim. We are not liable for indirect, consequential, or incidental damages.
7. Account termination
We may suspend or terminate your access immediately if you breach these Terms, attempt to scrape or bulk-export data, or use the Service for unlawful purposes.
8. Changes
We may update these Terms from time to time. Material changes will be communicated to active subscribers by email at least 14 days before they take effect.
